Hurricane Season in Fort Myers Beach: How We Protect Vacation Rentals

Hurricane season in Southwest Florida is here, and while it’s historically one of the slower booking periods for vacation rentals, it’s also one of the most important times to earn the trust of both our guests and homeowners.

At Coastal Vacation Properties, we don’t believe hurricane season means putting business on hold. Instead, it means doubling down on communication, preparation, and proactive planning.

Giving Guests the Confidence to Book their Vacation

Travelers are understandably hesitant to book vacations during hurricane season.

That’s why we’re introducing our Tropical Weather Guarantee for participating properties.

Guests staying three nights or longer between August 15 and November 15 at participating homes can book with added peace of mind. If a named tropical weather event impacting Lee County causes them to cancel as late as their arrival date or leave early, they’re protected by our Hurricane Season Refund Guarantee.

By reducing the uncertainty that often comes with traveling during hurricane season, we’re helping guests feel more comfortable booking, and helping our homeowners capture reservations during one of the most challenging seasons of the year.

Hurricane Preparation Starts Long Before a Storm Forms

While guest confidence is important, protecting our homeowners’ investments is our top priority. Over the past several months, our Property Excellence & Accountability Manager, Vada Drummond, has personally conducted comprehensive walkthroughs of every property in our program. These aren’t quick visits. Every walkthrough documents critical information including:

  • Main water shut-off locations
  • Electrical panel locations
  • Gas shut-off locations
  • Property-specific preparation procedures

Every home now has a detailed Hurricane Preparation Checklist stored on-site so that whether it’s our team or an owner’s designated representative preparing the property, everyone is working from the same detailed plan.

Hurricane Preparation Checklist

Because Every Minute Matters

When a storm threatens Southwest Florida, time becomes one of the most valuable resources. Having documented procedures, verified utility shut-offs, and property-specific preparation instructions allows our team to work more efficiently, more consistently, and with greater confidence. After a storm has safely passed, our team returns to participating homes to remove hurricane preparations, perform a visual inspection, and return the property to a rental-ready condition as quickly as circumstances allow.

Preparation isn’t something we start when a hurricane is named, it’s something we invest in all year long.

A Question Every Homeowner Should Ask

What is your current property manager doing today to prepare your home for hurricane season?

If you own a vacation rental, ask yourself:

  1. Do they know where your main water shut-off is?
  2. Have they documented your electrical panel?
  3. Is there a written preparation plan specific to your property?
  4. If a storm were approaching tomorrow, would your home be ready?

At Coastal Vacation Properties, these aren’t questions we’re asking after a storm is named, they’re questions we’ve already answered.

It’s About More Than Managing Rentals

Vacation rental management isn’t just about filling calendars. It’s about protecting investments, supporting guests, communicating proactively, and being prepared before challenges arise. Whether it’s giving guests the confidence to travel during hurricane season or ensuring every homeowner has a detailed storm preparation plan in place, our goal is simple:

To provide peace of mind before, during, and after hurricane season.

If you’re considering partnering with Coastal Vacation Properties, we’d love to show you the difference proactive property management can make.
