Coastal Vacation Properties is an experienced property management company, located at 19170 San Carlos Blvd., Fort Myers Beach, FL 33931.  The company is owned and operated by Peter and Heather Albert.  Coastal Vacation Properties specializes in the Fort Myers Beach and surrounding areas. Terms, Conditions, and Payments:

Upon making a reservation with Coastal Vacation Properties, an initial payment of 50% of the total balance for the reservation is due at the time of booking. The remaining 50% is due 60 days prior to your arrival date.

However, if your reservation is a last-minute booking (less than 60 days before your arrival date), the total amount for the reservation is due immediately upon booking. 

To make this reservation, there must be two in the rental party that are over the age of 25 and will be staying at the property the entire length of the reservation.

The maximum occupancy, as shown on our website for each property, is strictly enforced. Each rental property has specific occupancy limits and rules of conduct that must be adhered to at all times. 

All occupants and guests will be required to register with us before arrival. The number of adults, minors, and pets that will occupy the rental property must be stated in the Short Term Rental Contract. 

Monthly rental rates may pertain to a full calendar month rental or just a 28-night stay, depending upon the property you are renting. If the property is a weekly rental property, then the monthly rates are based on 28 nights. 

If it is a once-per-month rental, then the monthly rate shown is for the full calendar month, with departure taking place on the last day of that calendar month.

Cancellations:

If a reservation needs to be canceled, and this is done prior to the 60 day arrival date, a full refund will be honored, less the non-refundable $149.00 reservation cancellation fee.  There are no refunds for cancellations made within the 60 day arrival period or for last-minute reservations.

CVP strongly advises our guests to purchase travel insurance as a means to retain funds due to emergency cancellations. Please be advised that no refunds will be given if within the 60 day from arrival period for any reason. A great way to protect your vacation funds is by using travel insurance brought by our partnership with Generali Insurance.

Additional Condo Paperwork:

A very limited number of the condos we represent have additional condo association paperwork that must be completed before your stay. This paperwork must be completed within 24 hours of booking the property. Reservations that do not complete the required paperwork within the specified time are subject to cancellation and forfeit of funds deposited.

Mandatory Evacuations:

Clients and all guests staying in short-term rental units must comply with mandatory evacuations, because of hurricanes and tropical storms, as required by state and local laws. Refunds for any nights unused because of a mandatory evacuation are up to the owner’s discretion.

Properties:

All units are privately owned. The owner and Coastal Vacation Properties shall be held harmless from all claims or causes of actions arising from the rental of the unit by the guest. 

The owner and Coastal Vacation Properties are not responsible for any of the guest’s items lost or stolen. 

Coastal Vacation Properties shall not be liable for any personal or property damage by a client from negligent or willful actions or admissions of a client, client’s guests, or invitees. 

The client will bring to Coastal Vacation Properties’ attention immediately any unsafe conditions that they may encounter so that we may correct them immediately. 

The client, in signing our Short-Term Rental Contract, assumes all responsibility for personal liability while renting any of our properties. The client is aware that there is no lifeguard on duty for homes with a pool and/or spa. Use is at the client’s discretion and sole responsibility.

Check-in:

Check-in time is after 4:00 p.m. Upon checking in, please check over everything in the house/condo upon your arrival. Protect yourself, look everything over thoroughly, and if there is a problem, call us. See damages section for further detail.

Check-out:

Check-out time is by 10:00 am.

  • Leave the house/condo in the same condition you found it upon your arrival. Towels need to be left on the floor of the bathrooms.
  • Place all dirty dishes in the dishwasher and start the cycle.
  • Remove all items from the fridge and freezer and place them in the outside garbage cans.
  • Remove any other food, magazines, glasses, or other items that you brought into the house to the garbage cans outside or take with you. Nothing that you brought into the house, of any nature, should be left behind.
  • Lock all sliding glass doors, windows, and standard doors.
  • Turn off all lights.
  • Set the A/C to 78F.
  • Lock the front door, return the keys (if given), and gate wands back to the office at 100 Lovers Lane Suite 201, Fort Myers Beach, FL 33931

Additional cleaning fees may apply if the above is not followed and will be deducted from your credit card on file. We thoroughly clean each home between guests. If you’d like more frequent cleaning, you may schedule an additional mid-stay clean, a linen exchange, or a towel exchange for an additional charge.

Excessively littered and/or dirty conditions at check-out will result in extended housekeeping and an extra cleaning fee will be charged to the guest’s credit card on file.

Damage Waiver Fee:

The property is inventoried upon each guest’s departure. Please make note of any damage to any items or the property.  Look for any stains on furniture, linens, carpets, etc., and notify us immediately. If you do not, we will hold you financially responsible for these things if we are not aware of them. If you discover any deficiencies in the inventory or damage to the property, please inform Coastal Vacation Properties upon your arrival so that we may attempt to rectify the situation. The guest agrees to be responsible for any damage caused by the guest’s party or visitors.

The damage waiver fee relieves the Lessee of the cost for unintentional or accidental damage to the rental property and its contents, not to exceed the amount of coverage. For any damage that exceeds the damage waiver fee or for intentional damage, Coastal Vacation Properties requires a valid Visa, Master Card, American Express, or Discover Card on file. These fees will be in addition to the cost of the damage waiver fee should excessive damage occur.

Damage due to misuse, negligence, or action on Lessee or Lessee’s visitor’s part, except in the case of normal wear-and-tear , must be reported to Coastal Vacation Properties within 24-hours of incident. Additionally, the Lessee assumes full responsibility for any items found to be missing upon guests departure. 

We will notify the Lessee of any excess damage costs after the Lessee’s departure. 

The damage waiver fee does not cover the following items below:

  • Intentional damage 
  • Theft without a valid police report
  • Unauthorized entry into the owner’s supply closet
  • Unauthorized pets
  • Extensive cleaning required at check-out
  • Smoking
  • Gross negligence or willful and wanton conduct
  • Damage caused by any pet or other animal brought onto the premises by any guest, whether or not the property is a “pet-friendly” property
  • Loss of use of the covered property
  • Exceeding occupancy limits
  • Any fines imposed on Coastal Vacation Properties by the Town, State or a Homeowner Associations because of a violation of any law, ordinance, rule or regulation or any fines or costs levied against Lessee or visitors of Lessee. 

Terms of Coverage:

The plan takes effect upon check-in on the booked arrival date to a Coastal Vacation Properties unit. All coverage shall end upon normal check-out time of the Coastal Vacation Properties unit or the departure of the covered guest, whichever occurs first.

Smoking:

We do not permit smoking in any property. If there is evidence of smoking anywhere inside of a property, your credit card will be charged for smoke removal.

Pet-Friendly Properties:

Only a few of our properties are pet-friendly. Please inquire if you have questions to which those properties are.

If pets are allowed on the property, there are restrictions:

  • If you are bringing a dog, you must first let Coastal Vacation Properties know while making your reservation.  Property, size and breed will determine if the dog is allowed. 
  • If you are staying at a property that allows pets, there is a $300.00-$500.00 fee that is non-refundable. This fee covers the extra cleaning services that will need to occur due to a pet on premises between guests. This fee does not cover any damage to the property by your pet such as pet urine or pet feces, chewing of furniture, breakage of household items, or any other damage contributed by your pet.
  • Should you not register your dog, it will be treated as a stray and reported to the proper authorities. 
  • If it is not registered with Coastal Vacation Properties, and we identify it as your dog, this will result in the immediate eviction from the premises. In addition a mandatory fee will be charged to the guest of a minimum of $500.00. There will be no refund whatsoever for any remaining time you might have at  the rental or additional fees that you may have incurred. 
  • We will take all fees directly from the credit card provided for the booking by the registered guest. 
  • ABSOLUTELY NO DOGS ALLOWED IN THE POOL

 Swimming Pool, Pool Area, and Spa:

  • Some of our pools are heated by electricity and others by solar as well as gas heaters.
  • Heated pools are maintained at 83°F and spas are maintained at a temperature of 100°F  from the end of November through April.
  • Outside of the November to April dates, if a guest wishes to have the pool heated, there is an additional $40 a day charge.
  • There is no guarantee as to the pool temperature at any time of the year.  
  • Use of the swimming pool is at your own risk. 
  • All guests assume the risks of use and waive the right to file suit against the owner or Coastal Vacation Properties for any loss, damage, injury, or liability that should occur. 
  • An adult must supervise children at all times. 
  • Only registered guests are allowed. 
  • No glass or breakable objects are allowed in the pool area. You must keep the area clean and in proper order. 
  • Please ensure that young children wear swim diapers. 
  • No balloons or small items should ever be used in the pool that could clog the filter or pipes.
  • No diving is ever allowed. 
  • There is no lifeguard on duty. 

Please obey rules and times of use that are posted at each pool. The pool is serviced regularly and has automatic cleaning and chlorinating systems. 

Please notify us immediately if there are any problems or concerns. The gates and pool cage doors are to be kept closed and secured at all times.

Quiet times:

You must respect the town Quiet Times between the hours of 10:00 p.m. and 7:00 a.m. The Town of Fort Myers Beach Ordinance 96-24, sets limits on noise levels during quiet hours, and these levels shall be obeyed by the client and all guests. This means all outdoor activity, including swimming, shall be kept to a reasonable noise level that is non-intrusive and respectful of neighbors.

Please remember that noise carries very well close to the water, and conversations are easily heard from balconies and pools. The neighbors have our emergency numbers and will call us if there is a problem with our guests. If excessive noise persists, your tenancy will be terminated immediately. Your cooperation in helping us maintain a friendly relationship with the neighbors is appreciated. 

Turtle Season–May through October:

All beachfront properties must adhere to strict lighting requirements during turtle nesting season. All renters are required to comply with these lighting restrictions by keeping beachfront drapes/blinds closed after sunset and before sunrise to not allow any interior lights out towards the beach. 

All exterior lights must contain approved turtle lights and may not be changed to normal bulbs. Any fines levied by the town because of Lessee’s negligence shall be payable by the Lessee.

Errors and Omissions:

Coastal Vacation Properties makes every effort to ensure that all information is as accurate and complete as possible on our website and social media platforms that we maintain but is not guaranteed. Descriptions, conditions, rates, and amenities listed are subject to change without notice. Coastal Vacation Properties is not responsible for any inadvertent errors and omissions or recent changes by an owner to their property.

Property Suitability:

Review all property amenities, specifications, and unique characteristics, including environmental conditions, to verify that the rental property that you have selected will be suitable before your booking, as you cannot change rental properties upon your arrival.

Substitution:

Coastal Vacation Properties reserves the right to substitute comparable accommodations should your confirmed unit become unavailable because of unforeseen circumstances. However, we cannot guarantee the rental rate of the substituted property. Renter may accept or refuse the substitution accommodations and the new rental rate, or to opt for a full refund of all deposits made on the original property.

Properties Listed For Sale By the Owner:

Some of our properties are available for sale. We strive to avoid any showings during your reservation dates; however, this is not always feasible. In the event a showing is requested by a realtor, we will contact you to arrange this with as much advance notice as possible. If you permit a showing, we in no way expect you to clean the property or “stage” it for a showing. The clients looking at the property realize you are on vacation and are only looking at the property, not your housekeeping.
